ZARYS OGÓLNY
Rok 2012 okazał się atrakcyjny dla rynku gruntów inwestycyjnych, ale tendencja nie została odwrócona, a gospodarka jedynie się stabilizuje.
Inwestorzy najchętniej kupują działki pod zabudowę biurową i mieszkaniową - 85% środków, 10% środków kupujący przeznaczyli na działki pod zabudowę handlową, a 5% pod magazyny.
Mimo to niektórzy deweloperzy mieli finansowe kłopoty.
CENY I TRANSAKCJE
W 2012 roku ceny gruntów inwestycyjnych spadają, na przykład w Warszawie cena za 1 m² powierzchni była niższa niż w 2011 roku o 8%.
PROGNOZY
2013 rok będzie się charakteryzował dynamiką zakupów na rynkach nieruchomości biurowych i handlowych, przed wszystkim w takich miastach jak Warszawa, Kraków czy Wrocław.

Ceny nieruchomości powinny spadać w 2013 z tytułu nadpodaży terenów przeznaczonych pod budownictwo.

4/sąsiedztwo i otoczenie, ekspozycja,

PODSUMOWANIE OPERATU
Wartość rynkowa prawa użytkowania wieczystego do przedmiotowego kompleksu działek, wg aktualnego sposobu użytkowania/zagospodarowania gruntu wynosi: xxx zł.
Zastosowano podejście porównawcze metodę porównywania parami. Oceny tego tereny są następujące: bardzo dobra lokalizacja, bardzo dobry dojazd, ale zbyt duża powierzchnia. Poza tym sąsiedztwo i otoczenie są bardzo dobre, a intensywność zabudowy średnia.
Takie oceny poszczególnych cech przedmiotowej nieruchomości sytuują wycenianą nieruchomość w wysokim przedziale uzyskanych cen.
Uzyskana wartość 1m2 mieści się w przedziale cen określonych w analizie.
Z tego też względu otrzymany wynik można uznać za bliski cenie możliwej do osiągnięcia w obrocie rynkowym.

DESCRIPTION GÉNÉRALE
L’année 2012 a été réussie pour les terrains d’investissement, cependant la tendance n’a pas été inversée et le marché se stabilise seulement.
Les investisseurs préfèrent acheter des parcelles pour les bureaux et les logements : 85% des moyens investis, 10% a été destiné aux commerces et 5% pour les entrepôts.
Cependant, certains développeurs ont rencontré des problèmes financiers.

Les prix des terrains d’investissement ont diminué en 2012, par exemple à Varsovie le prix de 1 m² a baissé de 8% par rapport à 2011.
PRÉVISIONS
L’année 2013 se caractérisera par une dynamique des achats sur le marché immobilier des bureaux et des commerces, surtout à Varsovie, Cracovie et Wrocław.

Les prix vont probablement baissé en 2013 du fait d’une grande offre de ce type de biens.

CONCLUSIONS DE L’ÉVALUATION
La valeur de marché du droit d’usufruit perpétuel pour les parcelles selon l’utilisation actuelle est : xxx PLN.
La méthode choisie est méthode de comparaison par paires. Les notes obtenues par ce terrain sont suivantes : très bon emplacement, très bon accès, mais une trop grande surface. Par ailleurs, l’entourage et le voisinage sont très bons et l’intensité de construction moyenne.
Ces notes de traits placent le terrain en question dans le haut de gamme des prix analysés.
La valeur par m² se trouve dans l’intervalle des prix analysés.
Ainsi, le résultat obtenu peut être considéré comme proche du prix pouvant être obtenu sur le marché immobilier.
