4.1. Contracting parties agreed that handing over of real estates to the Buyer shall be done 30 days after registration of the change of property right to real estates in the land registry based on this contract. The Buyer undertakes to allow the Seller use of the real estates until their handing over.
4.2 Contracting parties agreed that after the signature of the purchase contract the Seller shall give for disposal to the Buyer for free the parking space in the subject property for storage of Buyer’s personal properties.
4.3 The Seller undertakes to pay the Buyer or directly to relevant contracting companies all payments and underpayments related to use of the subject of transfer incurred by the date of handing over of the subject to the Buyer. The Seller undertakes to pay the Buyer all tax debts including ancillary rights possibly paid by the Buyer related to the subject of transfer if such taxes would be assessed by the tax authority in relation to the period preceding the date of registration of the ownership right in the Land Registry in favour of the Buyer, within five days the latest from the delivery of a written notice for payment. The Buyer does not take over any debts or other legal liabilities with the subject of transfer. Should any third persons file any claim or other right incurred prior to conclusion of this purchase contract and related to the subject of transfer, the Seller undertakes to pay such a claim or other liabilities from his own sources and to indemnify the Buyer, if necessary.
4.4 Handing over protocol will be made up by parties about the transfer, containing numbers and status of power meters by the date of handing over and confirmation of taking over of keys. The handing over protocol will be signed by both contracting parties. The Buyer understands that during taking over of the subject of transfer he takes over also meters and undertakes to update payment information with the utilities suppliers within seven days from official taking over of the subject. The Seller shall cooperate in such action. In case of failure to change the registration of meters for new owner, the Buyer is endangered by their disconnection or removal. The Seller undertakes to provide the Buyer with all relevant documentation related to the subject of transfer.
4.5. The Seller declares explicitly that with the exception of the Seller no other person is permanently or temporarily residing in the building No. 215, ....... and no person has a right to enter or to occupy the subject of transfer based on any lease or sublease contract or other contractual relationship or legal relationship. The Seller undertakes to change his existing address of permanent residence within the period of thirty days from the date of this contract conclusion. The Seller also declares that on the address of subject property (No. 215) is not registered any registered office or any legal person or place of business of any natural person.
4.6. Parties declare that property transfer tax in accordance with the Act No. 357/1992 Coll. will be paid by the Seller. This tax will be paid from the allocated account in respect of the Article 2.2. letter b) of this contract according to conditions of the Agreement about allocated account.

4.2. Smluvní strany se dohodly, že po podpisu kupní smlouvy poskytne prodávající kupujícímu bezplatně prostor garáží v předmětné nemovitosti k uskladnění movitých věcí kupujícího.
4.3. Prodávající se zavazuje zaplatit kupujícímu nebo přímo příslušným dodavatelským organizacím veškeré úhrady a nedoplatky související s užíváním předmětu převodu vzniklé do dne předání předmětu převodu kupujícímu. Prodávající se zavazuje, že uhradí kupujícímu nejpozději do pěti dnů od doručení písemné výzvy k úhradě všechny eventuálně kupujícím zaplacené pohledávky daní včetně jejich příslušenství ve vztahu k předmětu převodu, pokud by byly příslušným orgánem státní správy vyměřeny ve vztahu k období přede dnem zápisu vkladu vlastnického práva do katastru nemovitostí ve prospěch kupujícího k předmětu převodu. Kupující s předmětem převodu žádné dluhy ani jiné právní závady nepřebírá. Pokud by vůči kupujícímu třetí osoby uplatnily jakoukoliv pohledávku či jiné právo vzniklé před uzavřením této kupní smlouvy a související s vlastnictvím předmětu převodu, zavazuje se prodávající, že pohledávku zaplatí či jiné závazky uspokojí sám ze svého a dále, že kupujícímu nahradí případnou škodu.
4.4. O předání bude účastníky sepsán předávací protokol, který bude obsahovat čísla a stavy měřidel energií ke dni předání a potvrzení o převzetí klíčů. Předávací protokol podepíší obě smluvní strany. Kupující bere na vědomí, že při předání předmětu převodu přebírá i měřicí zařízení a zavazuje se, že do sedmi dnů od protokolárního převzetí předmětu převodu přehlásí u příslušné dodavatelské organizace měřicí zařízení na svoji obchodní firmu. Prodávající k tomuto poskytne nezbytnou součinnost. V případě nepřehlášení měřidel na nového vlastníka se kupující vystavuje nebezpečí jejich odpojení nebo odebrání. Prodávající se zavazuje, že spolu s předmětem převodu předá kupujícímu veškerou dostupnou dokumentaci vztahující se k předmětu převodu.
4.5. Prodávající výslovně prohlašuje, že s výjimkou prodávajícího není žádná osoba v budově č.p. 215, ..... trvale či přechodně hlášena k pobytu a že žádná osoba nemá na základě smlouvy nájemní, podnájemní či z jiného smluvního vztahu nebo právního titulu právo do předmětu převodu vstupovat či se v něm zdržovat. Prodávající se zavazuje změnit svoji stávající adresu trvalého pobytu ve lhůtě do třiceti dnů ode dne uzavření této smlouvy. Dále prodávající prohlašuje, že není na adrese předmětné nemovitosti (č.p. 215) registrováno sídlo jakékoliv právnické osoby ani místo podnikání fyzické osoby.
4.6. Účastníci prohlašují, že daň z převodu nemovitostí v souladu se zákonem č. 357/1992 Sb., hradí prodávající. Tato daň bude uhrazena z vázaného účtu u banky ve smyslu čl. 2.2. písm. b) této smlouvy dle podmínek smlouvy o vázaném účtu.
